Learning To Evaluate Real Estate Listings

By: Mick Thompson

One of the first places that anyone looks when they want to find a new home is the real estate listings. These are pretty straight forward, but there are some things to watch out for. Most agents are honest, but there might be some things they skip over or will neglect to go into deal about because they want to make the sale and they want the house sold as quickly as it can be. They want their commission, and they are under pressure from the seller to get it moving. The truth might not be known until the house is seen in person.

Some real estate listings have photos, and these give a general idea about the shape of the house and what it looks like. However, when looking at interior shots of houses in real estate listings, you have to be careful about what you are looking at when viewing those pictures. Many are taken to make the rooms within the house appear larger than they are. Try not to get too excited about any house until you have toured and viewed it in person. That is the only way to get a true feel for the size.

There are some words that are used in real estate listings that might give away some clues. These are words that might be a bit misleading, but they are honest for the most part. The word "cozy" often means very small, so if you have a large family and need a lot of space, you might want to skip over anything described as cozy. A home that is "in need of TLC" is probably a dump or in some state of disrepair. Unless you are looking to remodel a home and put a lot of money into it, this is another of the real estate listings to avoid.

Even though there might be some misleading words or pictures in real estate listings, they are honest for the most part, and you can find them in many different places. Most look at them even if they already have a home in mind, or if they want to build their own. These can be found in the local paper, sometimes on local television, and they are now all over the Internet. Most have information about price, size, and when they are open for viewing (in some cases). This has made it easier than ever to see what is available where someone wants to live.
